South Tampa is one of the most established parts of the city, and it shows in the housing stock. As a general contractor working these neighborhoods, Onsite spends a lot of time inside older homes that were built decades before the current code, then updated piece by piece by owners who loved them. We work on the brick streets of Hyde Park, the shaded lots of Palma Ceia, the row of restaurants and shops around SoHo, and the high value lots out on Davis Islands. Each of those pockets has its own quirks, and the right approach on a 1920s bungalow is not the same approach you take on a newer build off MacDill.
A lot of our South Tampa work falls into two buckets. The first is people who love their location and want more from the house they already own, so we plan additions, open up tired floor plans and run full remodels that respect the original character. The second is restoration, because a single storm or a burst supply line can undo years of careful upgrades in an afternoon. Onsite covers water, mold, flood, storm and fire damage, and because the same team also does the construction, the rebuild after a loss looks like a finished remodel rather than a patch.
Tear down and rebuild has become common here too. When a lot is worth more than the cottage sitting on it, or when an older home has taken on too much water over the years, replacing it can make more sense than chasing repairs. We walk owners through that decision honestly, lay out what a new build on the lot would involve, and handle the work from demolition through the final walk through.
If your lot sits anywhere near Bayshore Boulevard or the water on Davis Islands, flooding is not a hypothetical. Much of South Tampa sits in a flood zone, and storm surge during hurricane season can push water well past the seawall and into homes that have stood for almost a century. We see the same streets take on water year after year, and we see the slow damage that comes after: warped floors, soft drywall, mold behind baseboards and electrical that should never have gotten wet.
Older homes carry their own problems on top of the weather. Plaster walls, knob and tube wiring, original plumbing and settled foundations all show up in Hyde Park and Palma Ceia, and they all complicate a repair. When a storm hits a house like that, you cannot just dry it and move on. Onsite handles the emergency drying and tear out, then rebuilds with materials and methods that hold up better the next time the Gulf sends weather your way.
Bungalows and Mediterranean revival houses in Hyde Park and Palma Ceia do not behave like new construction. We have worked on plaster, original framing and settled foundations, so we know where the surprises hide before we open a wall.
Most South Tampa companies either remodel or do storm cleanup. We do both with one team, so a flood rebuild on Bayshore ends up looking like a finished renovation, not a rushed repair.
On a high value lot, tearing down and rebuilding sometimes beats chasing repairs on a water damaged cottage. We tell you straight which one makes sense for your property instead of selling you the bigger job.
Homes near the water take on storm surge and flooding more than once. We rebuild with that in mind, using methods and materials chosen to stand up better the next time a hurricane pushes water inland.
